Renovation estimates · on demand

Type the address. Get every line priced in about two minutes.

Plumbline prices tear-off, materials, labor and permits off a maintained regional catalog, then hands the job back as a low/high band with a contingency line. A number you can put in front of a client without hedging, before the callback week starts.

How it works

Address to itemized range, three steps.

01Describe the job

Address, scope notes, square footage, finish level. A two-minute form — the same four things you'd ask on a first call.

02Every trade gets priced

The regional catalog rates labor and materials for that market, adds a permit allowance, and carries a contingency band instead of one optimistic number.

03The sheet lands on your dashboard

Line items, ranges, and per-line notes — copy-ready for a proposal, and stored so the next similar job starts from a known number.

Inside every delivery

Three things every estimate gives you.

Line items, not lump sums

Tear-off, materials, labor, permits — each trade priced on its own row, so the client sees where the money goes and the negotiation stays about scope.

A range you can defend

A low/high band with the contingency stated out loud. $18,400 – $21,900 survives a change order; a single number blows up mid-job.

A pricing library that builds itself

Every estimate stays in your estimates table. Four jobs in, you're quoting off your own history instead of re-deriving the same roof.

Who's behind this

Built in a GC's office, not on a lead-gen site.

PL
Twin Labs · Build desk

Producing catalog-based renovation estimates since 2025.

We were losing two evenings a week to estimate requests that never signed — measuring, pricing, formatting, sending, silence. Plumbline runs our actual cost catalog against the scope instead. The client gets a real range the same afternoon, and the evenings go to jobs that are actually happening.

FAQ

The three you're already thinking.

Can I bid off this, or is it a ballpark?

It's a bid-quality starting point, not a signed contract. Lines come from a maintained regional catalog of labor and material costs with the contingency band stated explicitly — which is why the output is a range. Walk the property before you sign; use the sheet to decide whether walking it is worth your evening.

Does it price my market or a national average?

Plumbline covers US metros, localized to the property's region. When a line can't be localized, the estimate says so on that row instead of quietly substituting an average — you'll always know which numbers are regional and which need your own rate.

Can I put this in my own proposal?

Yes. The breakdown is plain, copy-ready text — paste the line items into your template with your logo, terms, and margin. Nothing is locked behind an export, and every estimate stays in your dashboard to pull from later.

Your first Plumbline estimate is free. All four lines of it.
