These are public records — what am I actually paying for?
The sweep, not the secret. Anyone can read a clerk's portal; nobody wants to read every county's portal every Monday. You are paying for Plat's scheduled run across your whole county list, the four fields pulled off each filing, the dedupe against everything you have already been shown, and the per-county count that tells you how much new work landed.
How fresh is a filing by the time I see it?
The sweep runs Monday at 14:00 UTC and only surfaces filings newer than your last run, so on a weekly plan nothing on your list is more than seven days past the courthouse. Multi-County runs daily if you would rather see filings the day after they post.
Do I get phone numbers for the owner?
No — and no honest county scan can, because filings do not carry them. Plat gives you the owner of record exactly as it appears on the filing, which is the hard part; hand that plus the address to your skip-tracing tool and the contact work is a two-minute job.
